The Planning and Zoning Division oversees the review of development applications, including site plans, annexations, re-zonings, temporary use applications, sidewalk waivers, and Future Land Use map amendments.
The Planning and Zoning Division chairs the city's Technical Review Committee (TRC) which reviews development applications for consistency with the Comprehensive Plan, Downtown Master Plan, and the Comprehensive Zoning and Land Development Code (LDC). TRC members include staff from Building, Engineering, Fire, Planning, Public Works, and the City Arborist.
All applications that are received by the filing deadline (the 20th of each month) will be scheduled for a TRC review meeting on the 3rd Thursday of the following month.
If the 20th falls on a weekend or holiday, applications are due on the last business day before the weekend or holiday. Development applications may be submitted any time that City Hall is open.

A pre-application conference with the Technical Review Committee is strongly recommended for any site plan application. Please call us to schedule a time. We encourage you to schedule an appointment if you would like to meet with planning staff or other staff regarding a development application.
